From the address to the file, with no black box.
Parcelia stores no property data and invents nothing: the tool queries the public registers and geoservices of the Confederation and the cantons live, then reports their answers in plain language.

You enter an address
The federal address search suggests official addresses as you type. You pick the one for the property.

We resolve the parcel
The address becomes a point in national coordinates. At that point we identify the parcel (EGRID), the building (EGID) and the municipality.

We query the registers
Each public register is queried separately, live. Nothing is copied by hand, there is no parallel database: the register's answer prevails.

The file compiles
Every field carries its value, its source and its provenance status. What the register does not say is shown as such, never hidden.

Federal address search

Resolves the address entered into national coordinates (LV95), building (EGID) and municipality.

Natural hazard maps

Floods and debris flows, landslides, rockfall, avalanches: the hazard level recorded at the analysed point, from the binding cantonal maps harmonised on the federal model. Where a canton has not yet delivered its sector, the field says so instead of concluding there is no hazard.

Nearest mountain lifts, schools and food shops, as the crow flies. The only non-official source in the file — clearly marked “modelled”.
Coverage and limits, stated honestly
- All of Switzerland for address resolution, the parcel, the RBD and the federal layers (zones, public transport, solar, environment).
- The PLR cadastre extract across Switzerland : the file detects each canton's service automatically and tolerates their technical dialects — nearly every canton responds. When an extract is unusable (service down or non-standard format), the affected fields honestly turn to “unresolved”, and the file always links to the canton's official extract. Natural hazards come from cantonal geoportals and are flagged as such.
- What the file does not cover : ownership, easements and land charges (land register, on request from the registrar), the building's actual physical condition, market value. When data is missing, the field says so — it does not disappear.
